Egerton Road, M14

Total conversion of an existing property to a twelve bedroom house in multiple occupation incorporating: shared bathrooms, shared shower rooms, shared dining and laundry facilities for student accommodation. The condition of the existing property lent itself more to demolition than refurbishment. After a long tender process Leafield Construction were awarded the project and instructed to work in a sequence that wasn’t the usual way of going forward with this type of project. The reason being, the client was awaiting permission in relation to the party wall act on certain areas of the property. Only those with any knowledge with these kind of issues would appreciate the logistical problems this brought to an already demanding and tight programme.

The works package consisted of: Demolition, substantial propping, installation of a web of structural steel beams, underpinning to basement, complete new roof with dormers, new floors, stairs and ceilings, forming new bedrooms with fitted beds and furniture, bathrooms and shower rooms and converting the basement into a kitchen diner and laundry room. Complete new service supplies and re-landscaping.

All works were completed to a very high standard, to programme and agreed client variation budget.
